Vasey Communities is a not-for-profit organisation, dedicated to providing quality retirement living options. While Its origins trace back to 1962 improving conditions for war widows and their families, today Vasey Communities looks to the future to promote an independent and dignified lifestyle for residents over 55 from all backgrounds. With a current portfolio comprising five different communities supporting over 370 residents.
Grounded in values of service, dignity and independence, Vasey continues to evolve its portfolio to ensure safe, contemporary and sustainable communities for residents today and into the future.
The Opportunity
The Head of Property will lead the strategic oversight of Vasey’s $125m retirement living portfolio, driving long term asset performance, capital planning and compliance across five communities.
Reporting to the CEO, this newly created leadership role will shape the future direction of Vasey’s property portfolio. Partnering with the Board, executive team and Village Managers, you will lead asset strategy, inform redevelopment and capital decisions, and enhance governance and portfolio performance.
This role will oversee maintenance, facilities and refurbishment programs while balancing resident experience with commercial outcomes. With development activity and organisational renewal underway, you will play a key role in future planning, lifecycle asset management and preventative maintenance frameworks, ensuring Vasey’s communities remain safe, sustainable and fit for purpose.
Key areas of responsibility include:
• Leading portfolio wide asset strategy, capital planning and whole of life asset management
• Driving compliance with the NSW Retirement Villages Act and strengthening risk and governance practices
• Overseeing maintenance programs, refurbishments and contractor performance across villages
• Partnering with Village Managers to deliver asset outcomes while minimising resident disruption
• Managing capital budgets, financial modelling and board ready reporting
• Supporting redevelopment planning and long-term portfolio strategy
About You
You are a strategic and hands on property leader who thrives in organisations going through change. You bring the ability to move asset management from reactive operations to structured, long term planning, balancing commercial outcomes with strong resident experience.
You will bring:
• Experience leading property or asset management across multisite or regulated environments, ideally retirement living or community-based portfolios
• Strong capital planning capability with experience supporting financial modelling, lifecycle planning and board level reporting
• A solid understanding of compliance frameworks, risk management and governance, including exposure to the NSW Retirement Villages Act or similar regulated settings
• Demonstrated ability to lead facilities, maintenance and refurbishment programs while embedding preventative maintenance practices
• Experience working alongside executive teams to guide strategic asset decisions rather than purely operational delivery
• Strong stakeholder engagement skills, with the ability to build trusted relationships with residents, contractors and internal teams
Qualifications and certifications include:
• Tertiary qualifications in Property, Engineering, Construction, Project Management, Finance or similar
• National Police Check and Working with Vulnerable People Check
• Current driver’s licence
